Reinvented MAIF building opens at 1750 Forest Drive in Annapolis
Manekin Development and Murphy Commercial Real Estate hosted a breakfast and ribbon cutting ceremony yesterday for the newly renovated “state of the art” 120,750 square foot office building located at 1750 Forest Dr. (www.1750Forest.com) Anne Arundel County Executive Steuart Pittman and Annapolis Mayor Gavin Buckley both spoke about the project as a great example of reinvestment. In addition, State Senator Sarah Elfreth and Delegate Alice Cain both were in attendance and presented a proclamation on behalf of the Md. General Assembly. County Executive Steuart Pittman congratulated Manekin on the project and indicated “he was pleased to take part in this event as it represents an excellent example of reinvestment and economic development”. He also introduced the New President and CEO of the Anne Arundel Economic Development Corp. Jerry Walker. The proclamation he presented read as follows: The Citizens of Anne Arundel County, Maryland Salute Manekin, LLC In recognition of their investment in Annapolis and Anne Arundel County through the renovation of 1750 Forest Drive. This investment will revolutionize the modern workspace with a state of the art building designed to promote creativity, foster innovation, and create an environment for business to grow with the potential for new jobs in a modern “state of the art” office environment. Annapolis Mayor Gavin Buckley spoke and thanked John Graham, Owen Rouse and Cole Schnorf of Manekin for their investment in the city and their efforts to work thru the approval process to make 1750 Forest a reality. He also remarked that “this project not only added a new Class A office building to Annapolis, it will also provide $400,000 annually in new tax revenues for the city and Anne Arundel County”. The Mayor and Alderwoman, Rhonda Pindell Charles read a Citation from the City of Annapolis as follows: City of Annapolis – City Council Citation –Manekin LLC On behalf of the citizens of the City of Annapolis, we are pleased to confer upon you this City Council Citation in recognition of the contributions Manekin Development LLC’s redevelopment of 1750 Forest Drive will provide to the city in terms of workforce opportunities for residents, new business and startup prospects, and an enhanced tax base for the city. Congratulations on the beautifully redesigned space. We look forward to seeing new enterprise flourishing at 1750 Forest Drive! Attendees included business representatives from a variety of technology firms as well as board members from the Anne Arundel Chamber of Commerce. “This tech-centric and architecturally significant property is a unique new addition to the Annapolis office market with elements such as a WiFi café and “smart kiosk” in a dramatic new three story lobby. This project represents a significant investment and demonstrates our confidence to the City of Annapolis and Anne Arundel County.” said John Graham, Managing Director Manekin. This 120,750 SF building, formerly occupied by the State’s Maryland Automobile Insurance Fund (MAIF) has been developed and repurposed into a modern Class A office building. As a prior owner, MAIF was exempt from paying property taxes to the City or County. However when the $30 million project is complete and fully assessed, the State, County and City of Annapolis will benefit from approximately $400,000 per year in new tax revenue. When fully leased the property has the potential to house 425 employees with many of these representing net new jobs. Renovations include: · Newly created three story atrium sky lobby that connects the one and two story components 22’ long interior skylights and both new and enlarged exterior windows · Architectural facade enhancements and new landscaping · New access via the signaled intersection at South Cherry Grove Road · WiFi café area and touchdown space in the lobby · Repaved parking lot · New building pylon signs on Forest Drive and South Cherry Grove Road.
